If you have an emergency out of hours please note the following advice.
GAS - If you can already smell gas and/or think there could be a leak, you should call Cadent immediately on 0800 111 999 at any time of the day or night.
WATER LEAK - Locate your stop cock, this should be identified on your inventory, and turn off to prevent further damage

NON EMERGEMCY REPAIRS/GENERAL MAINTENANCE
Anything other than a Gas/Water leak is classed as non emergency/general maintenance. For all other repairs hit the "Report a repair" button above, include as much detail as possible, including photographs.

We understand that if something is broken its important to you and possibly you may class it as an emergency. ONLY call the emergency number if it is an emergency repair as above next to the red image.
Once you have reported your repair, I AM Property Management, contact your landlord to let them know something has gone wrong. We then seek their instructions. They may ask us to send a contractor out to repair the issue or they may choose to use their own contractor. Either way your issue will get fixed. Whilst we want your issues fixed as quickly as you do, contractors have to prioritise repairs and deal with them in turn. Our contractors are self employed people and they control their own diary. They will make direct contact with you so please ensure you answer that unknown number if you are awaiting repairs.
